They are not loan quotes, not loan approvals, and not personal financial advice.

Real-world outcomes depend on your full financial circumstances, current lender policy, valuation outcomes, and other factors that the calculators do not assess. Numbers produced by these tools should be used as a planning frame only and not as the basis for any financial decision.

AI chat assistant

The AI-powered chat assistant on the Website is designed to qualify enquiries and answer general questions about the services Modern Home Loans provides. The assistant is information-only and does not provide credit assistance, personal financial advice, or specific product recommendations. Conversations with the assistant are recorded and may be processed by AI services as described in our Privacy Policy. Danny reviews enquiries personally before any material follow-up action is taken.

AI phone receptionist

Calls made to our office number outside business hours may be answered by an automated phone system. By continuing the call, you consent to the call being recorded and to a transcript being generated and stored for the purposes set out in our Privacy Policy. The automated phone system does not provide credit assistance or personal financial advice. Danny reviews and follows up on calls personally.

No guarantee of approval

The use of the Website, the chat assistant, the phone receptionist, the calculators, or any conversation with Danny does not guaranteethat you will be approved for any credit contract or product. All lending is subject to full assessment by the relevant lender and to that lender's policy at the time of application.

Intellectual property

All content on the Website — including text, calculators, illustrations, photography, and the underlying software — is owned by Modern Home Loans or licensed to Modern Home Loans (for example, the FinanceLocal platform, the FBAA mark, ACL holder marks, and lender logos). Credit assistance

If you ask Danny for credit assistance, separate disclosures apply — including the Credit Guide required under the National Consumer Credit Protection Act 2009 (NCCP Act), and any specific Credit Proposal and Quote that we provide before you submit a credit application.

Governing law

These terms are governed by the laws of Queensland, Australia. The courts of Queensland have non-exclusive jurisdiction in connection with these terms.
